Leading Northern Ireland Property Developers, The Benmore Group have recently completed a 50,000 sq ft office development at Wharfside, Old Trafford which has an end value of £14M. The development took fourteen months to complete and the group is currently in discussion with a number of high profile organisations to let the whole building.
The group is also preparing a planning application for a 40,000 square foot retail project in Salford which it hopes to submit within the next six months. Once complete, the development will have an end value of £12M.
The Benmore Group has been working on a number of Manchester based projects in recent years including the refurbishment of an existing office block on Moseley Street which has attracted lettings from Taylor Made Betting which has taken tenancy and the Bank of China who are currently fitting out.
David Burrows, the newly appointed CEO of the Group, said: "We have made significant investment in Manchester, with over one million sq ft in the development pipeline and are always open to new opportunities. Manchester City Council’s vision for the city - along with its expenditure programme in the city centre of £175m, has created a very positive attitude among developers.
"We have a very good relationship with Manchester City Council and find the members very progressive and helpful in their approach to development. There is more pre-consultation on proposed projects where planning officers can guide developers on what is likely to be acceptable from a planning perspective and to point out potential pitfalls. That leads to a greater degree of certainty when one then submits a proposal for planning approval."
While the majority of Benmore’s investments have been in the office sector, it is planning to expand its activities at a number of sites to incorporate retail use. It is also about to submit an amended planning application at the former Barnes Cheadle Hospital and is in advanced negotiations to bring an internationally renown hotel chain to the City - the first of that brand in the North West.
